The basics

What is an annual site holder?
An annual site holder leases the same site at the park for a full year. Your cabin, caravan or park home stays on the site between visits no setting up and packing down each time you arrive. You drive in, unlock the door, and you're on holiday inside ten minutes.
What does the annual site fee cover?
Site rental for the full year, water, electrical and sewerage connection, common area maintenance ), rubbish removal, and unrestricted access to every park facility for you and your guests.

The numbers

How much does an annual site cost?
There are two parts to the cost: a one-off purchase price for the cabin or van that sits on the site (or the lease premium if you're buying just the site), and an ongoing annual fee. Cabin purchase prices at BAP currently start around the high $30s and run to the mid $200s depending on size, age and position. Can I buy just the site, or do I need a cabin too?
Most of our listings are for existing cabins that come with the site lease, the simplest way in. Vacant-site leases come up occasionally for owners who want to bring their own van or build to their own specification, but they're rarer. Term & legal

How long is the annual site agreement?
Annual sites at BAP run on a 12-month lease that renews automatically. Either party can give 90 days' notice not to renew. There are no exit penalties if you decide to sell. [CONFIRM WITH PARK, exact term & notice period]
What are my rights as an annual site holder in Victoria?
Annual site holders in Victoria have rights under the Residential Tenancies Act, Part 4A (Caravan Park provisions). The protections cover fee increases, notice periods, dispute resolution and quiet enjoyment of your site. We strongly recommend you talk to a solicitor or financial adviser before signing, most experienced annual site holders did, and we'd rather you go in with your eyes open than have to sort something out later.

Using your site

Can I rent out my cabin when I'm not using it?
Yes, through the park's booking system. We market and manage the cabin for you when it's available, take a percentage of the nightly rate, and pay the balance into your account. Many of our annual site holders cover their entire annual fee this way. Private sub-letting (Airbnb etc.) is not permitted. [CONFIRM WITH PARK, commission percentage]
Can I make changes to my cabin or site?
Within reason, yes. Decks, shade sails, garden beds, internal renovations, paint colour, all generally fine with prior approval. Structural changes to the cabin itself, or anything that affects neighbours or the look of the park, needs written sign-off from park management before work starts. We'll walk you through the process when you settle.
How often can I access my site?
Whenever you want, 365 days a year. There's no minimum stay and no maximum number of nights, your site is yours to use as much or as little as suits you. Most of our holders are here every school holiday, plus the odd weekend, plus a longer block at Autumn Festival or over Christmas. Some are here every weekend year-round. Both are fine.

Selling on

What happens if I want to sell in the future?
You can sell your cabin and assign the site lease to a new owner at any time. The park has a right of first refusal, we'll always make you a fair-market offer first, but if you'd rather sell privately or list with us, that's your call. Guests & community

Are guests and visitors allowed?
Of course. Up to six overnight guests in your cabin is included in your annual fee, beyond that, additional guests are charged the standard per-person nightly rate. Day visitors are welcome and just need to check in at reception so we know who's on site. What facilities do annual site holders access?
Everything the holiday guests use, pool, camp kitchen, BBQs, laundry, amenity blocks, WiFi, the playground, the basketball court, the campfire areas. Same access, same hours, same rules. No separate annual-holders-only section, no second-class treatment. You're part of the park.
What is the community like?
Friendly. The annual holders at Bright are a mix, retirees who've based themselves here for the alpine summer, working families from Melbourne who use it as a weekender, a handful of seasonal-worker tradies up for the ski season. People know each other, watch each other's sites when someone's away, share dinner around the campfire on a Saturday night. Nobody's organising bingo. It's not that kind of community. But there's a strong sense that people are looking out for each other.

Open year-round

Is the park open year-round?
Yes, the park is open 365 days a year and annual site holders have full access throughout. Reception hours shrink slightly during the deep winter midweeks, but the gate code works and the amenities stay heated. Many of our holders say winter is when they use the cabin most: skiing during the day, campfire and quiet at night.
